Deposits

A deposit equivalent to one month’s rent + £100 will be due which you will be required to pay at the point of signing the tenancy agreement along with your first months rent.The deposit will then be registered and held with My Deposits Scotland throughout the term of the tenancy. You will receive confirmation through the post that registration of the deposit has been successful. The deposit is held as security against damages to the property and under no circumstance can it be utilised to cover rent which has fallen due.
Referencing

All applications are subject to satisfactory references being obtained. Prior to your occupation of the property we will also require proof of identification (photographic driving licence or passport).The Landlord may request a guarantor. The guarantor will need be a UK property owner with an adequate income to cover the rent guaranteed. They will be requested to complete a Guarantor Information form and provide photographic identification.
Insurance

Your landlord must insure the building that you are renting however his liability does not extend to your possessions so you must arrange your own adequate insurance to cover these items.
Maintenance/Repairs

Any maintenance problems should be reported promptly to your Property Manager at:

Emergencies

Emergency repairs means those repairs which are necessary to alleviate, remove or reduce the risk to the safety, security or health of a tenant, the general public or the property.

Emergencies should be reported immediately to your property manager. If an emergency arises outside office hours please contact our Emergency Contractor on 0141 840 4706.

If the out of hours emergency service is used for non emergency call outs, the tenant will become liable to meet the extra cost of the emergency rates.

Vacating Tenants

Prospective Tenants

During the last 30 days of your tenancy we will need to show prospective tenants through the property you occupy, please advise your property manager if there are any special times that are best or not best for viewings.

Vacation Check Out

We can only check the property once you have removed all of your belongings and finished cleaning and gardening, if there are likely to be delays please advise your property manager as soon as possible.

Deposit Refund

Your deposit is held with My Deposits Scotland. Please follow guidelines on your certificate on how to confirm the return. Any deductions to be requested by the landlord for cleaning, repairs, rent etc will be discussed at your check out appointment.

Keys

Please ensure that you need to return the same number of keys for each of the doors as specified by the Inventory that you signed at the commencement of the tenancy.

Mail

The Post Office will redirect you mail if you complete the correct forms, this is best done approximately one week prior to your vacation, we do not have the facilities to collect and forward any mail that may go to the property after you vacate.

Electricity

Please do not ask for the power to be disconnected when you give the electricity company the final reading as this will cause the new tenant or owner delays and costs for their connection.

Light Bulbs

Please replace any blown or missing bulbs.

Carpet Cleaning

If there is any marking, dirt or staining on the carpets they will need to be professionally cleaned.
